FOUR Frankfurt – Hand-in-hand to meet the highest standards
Four skyscrapers with over 600 apartments and the highest offices in Germany
In the heart of the banking metropolis, Frankfurt am Main, a collection of high-rise buildings has sprung up on the former plot of Deutsche Bank: the unique FOUR Frankfurt. The tallest of the four futuristic towers stretches approximately 230 metres (55 storeys) up into the sky. Together, the quartet of buildings forms an open, sustainable and bustling quarter.
Limited floor space but so many possibilities
The FOUR project with its mixed use complex shows how condensed spaces in large cities can be thoughtfully planned and designed in the future. Besides high-quality offices, hotels, shops, restaurants, a kindergarten and a publicly accessible green roof terrace, the buildings are also home to over 600 apartments of various sizes, some of which are state-subsidised. Its location on the skyline means magnificent views and new, modern interpretations of quality of life. However, it's not just the views from the building that are spectacular – the view of the futuristic façades is also a sight to behold.
Perfect solutions
Two of the towers were constructed using a unitised façade based on the Schüco AWS 75 window system as a double-skin special construction. For this, around 80 different profile types were developed within three months. A special construction made from the FWS 60 façade together with the highly thermally insulated ASE 80 TC sliding system was also used on tower 1.
You can find insights into the close and impressive collaboration between Schüco and the other companies involved in the project including Dobler Metallbau and Groß & Partner (owners) on our social media channels LinkedIn, Facebook and Instagram.
In all four towers of FOUR Frankfurt, the company RFE Rauch- und Feuerschutz-Elemente also installed around 600 ADS 90 FR 30 and ADS 90 FR 90 fire door units and smoke protection units. All of the door units are equipped with high-quality fittings. This means many of the doors have been fitted with automatic side-hung door drives and electrical components for access control systems to provide disabled access to all of the floors.
DGNB deconstruction certificate
Before construction of FOUR began, the dismantling of the old building produced around 37,000 tonnes of concrete, 3400 tonnes of metal and 3000 tonnes of polystyrene. The team adopted a deconstruction method focused on re-use. This involves building materials being fed into a cycle, recycling being supported and the amount of waste being reduced. The German Sustainable Building Council (DGNB) awarded the project a Deconstruction certificate due to its responsible handling of resources. FOUR also serves as a pilot project for the DGNB as it is the first to be listed under the new "Vertical Cities" usage profile. This takes into account criteria from the certification for districts as well as for buildings. Ultimately, the entire project is certified, as well as the individual buildings.
