Intro| Intro Bestandsgebäude als Herausforderung Existing Buildings: The Challenge Buildings from the 1950’s — 1970’s need on average 5 to 6 times more energy than modern buildings. A large part of this energy is simply wasted due to poorly insulated building enve- lopes in need of renovation. Inefﬁcient sun shading and out of date building services also waste valuable resources: both ecological and economical. For the real estate industry as well as society in general, the renovation of existing buildings has become an important topic. Due to their inner-city locations, old buildings often have great potential. Refurbishment does not only improve the market value of each individual property but also has a positive impact on the overall community. In the near future, the successful upgrade of the energy performance and appearance of existing buildings is going to be the challenge for architects and investors — and will deter- mine the townscape of the future. Gebäude aus den 1950er bis 1970er Jahren verbrauchen durchschnittlich 5 bis 6-mal mehr Energie als moderne Gebäude. Ein Groß- teil dieser Energie verpufft dabei schlichtweg durch unzureichend gedämmte und sanie- rungsbedürftige Gebäudehüllen. Mangelnde Funktionalität von Sonnenschutzanlagen und eine veraltete Haustechnik verschleudern ebenfalls wertvolle Ressourcen: ökologisch und ökonomisch. Die Modernisierung von Bestandsgebäuden entwickelt sich sowohl für die Immobilien- wirtschaft als auch gesellschaftlich zu einem Schwerpunktthema. Altbauten bergen durch ihre innerstädtische Lage oft großes Potential: eine Modernisierung sorgt hier nicht nur für eine verbesserte Marktfähigkeit der einzelnen Immobilie, sondern wirkt sich auch positiv auf das gesamte städtische Umfeld aus.
