Die wichtigsten Grundvoraussetzungen, die Planer in In- dien mitbringen sollten, sind Geduld und Flexibilität. Kontinuierliche Anpassungen des Raumprogramms an sich ändernde Marktanforderungen sowie lang- wierige Genehmigungsverfahren in der Planung und Ausführung resultieren häufig in Planungsän- derungen und führen zu unvorhersehbaren Verzö- gerungen. „German Engineering” muss daher an die lokalen Rahmenbedingungen angepasst werden, um den spezifischen Nutzeranforderungen in den jeweiligen Landesteilen Indiens gerecht zu werden. Insbesondere in der Haustechnik- und Fassadenpla- nung werden in Indien oft kostengünstigere, robus- te lowtech Systeme bevorzugt. Bei der Auswahl von Fassadensystemen sind neben der vereinfachten Produktion und Montage vor allem geringe Investi- tionskosten sowie lokale Verfügbarkeit ausschlag- gebend: lokale Produktions-, Transport- und Mon- tagemöglichkeiten sollten daher bereits früh in der Planung berücksichtigt werden. Die Bauausführung stellt die mit Abstand größte Herausforderung für alle Projektbeteiligten dar. Komplizierte Details mit hohen Anforderungen an eine präzise Ausführung mit geringen Toleranzen müssen spätestens auf der Baustelle überarbeitet werden, da sie meist nicht vor Ort umsetzbar oder praktikabel sind. Häufig werden auch der allgegenwärtige Termin- und Kostendruck, sowie die eingeschränkten Arbeitsbedingungen, beispielsweise während der Monsoon-Monate (Juni bis September), von ausländischen Planern unter- schätzt. Umweltzertifizierungen Umweltzertifizierungen nach dem amerikanischen LEED-System (Leadership in Energy and Environ- mental Design) des US Green Building Councils sind für Neubauprojekte im gehobenen Segment des Wohnungs-, Büro- und Hotelbaus in Indien mittler- weile Standard. Eine zunehmende Anzahl von Neu- bauprojekten wird bei dem „Indian Green Building Council” angemeldet und eine Zertifizierung mit mindestens LEED Gold angestrebt. The most important prerequisites that planners should have in India are patience and flexibility. Continual adaptation of the space allocation plan to changing market condi- tions and tedious approval procedures in planning and execution often result in planning changes and can lead to unforeseen delays. “German engineer- ing” therefore has to be adapted to local conditions to meet users’ respective requirements in differ- ent regions of India. Especially regarding building technology and façade planning, more economi- cal, robust, low-tech systems are often favored in India. In the choice of façade systems, aside from simplified production and installation, particularly low investment costs and local availability are de- cisive. Local production, transport, and installation possibilities should therefore be considered early on in planning. The biggest challenge by far facing all participants is the building execution. Complicated details involving high requirements for precise ex- ecution with low tolerances have to be reworked at the construction site at the latest, as they usually cannot be implemented or are impractical. Often, non-Indian planners underestimate the omnipresent deadline constraints and cost pressure, as well as the restricted working conditions, for example dur- ing the monsoon season (June to September). Environmental certification Environmental certification based on the American LEED system (Leadership in Energy and Environ- mental Design) of the U.S. Green Building Council is now standard for new building projects in the high-end segment of residential, office, and hotel construction. An increasing number of new building projects are registered with the Indian Green Build- ing Council and certification of at least LEED Gold is striven for.
